The Best Move Properties Home Information Pack (HIP)
If you want to sell a property with three bedrooms or more you will need a Home Information Pack (HIP). The pack must be ordered before you place your property on the market. Best Move Properties, with the assistance of our recommended firm of solicitors, can do all this for you and most importantly, you own the pack!
In brief the pack will contain an Energy Performance Certificate (EPC), Sales Statement, Standard Searches and Evidence of Title.
For sellers, providing a Pack upfront should reduce the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about purchasing their home.
For buyers, the Pack provides essential information about properties they are considering buying - free of charge - and reduces the chance of unwelcome surprises later on in the process.
Once you have told us to go ahead and market your property we will arrange for our pack provider to start assembling the information. Remember, the information does not need to be back before marketing commences, only ordered. The pack provider does everything except the Energy Performance Certificate.
The EPC must be carried out via an inspection of the property and by a qualified person. Although these can be done by a DEA (Domestic Energy Assessor) Best Move Properties insists on using only fully qualified Home Inspectors.
Pack prices (including the EPC) appear to range between £300 and £450. Our pack falls well within this pricing.
Although some estate agents will try to gain additional revenue from the production of these packs we believe that the agent and pack provider should be sperate entities. We guarantee that we will not make a single penny from the production of the HIP so you can be sure that you will only pay us for selling your house.
Best Move Properties are fully aware of some estate agents advertising free packs. Our view is that anything free inevitably has a catch. In this case it is probably inflated fees and/or long sole agency periods that you can't escape from without paying huge withdrawal costs. We believe clients want the right to change agents if needed and this can only be done if you own the pack.
